Next to the historic village of Tuxedo Park, this new community one hour north of New York City will accommodate 1,195 residential units. Cooper, Robertson did extensive GIS analyses of the site's steep slopes, wetlands, and wildlife migration to determine where best to build so as to preserve these natural features. The resulting plan clusters homes in a series of neighborhoods and hamlets, each with its own green and separated by preserved open spaces. A town center contains 30,000 square feet of shops, a health club, professional offices, condominiums, and townhouses. In addition to drawing up a code book of architectural and landscape controls, Cooper, Robertson designed a series of bio-filtration swales to protect the site's delicate water ecology.
